Access Statement

The purpose of this statement is to describe the standards of access at Newlands and in the local area.

Newlands is in the ‘Heritage Coast’ village of Charmouth. The area is one of outstanding natural beauty with historic towns, beaches, a unique coastline and many places of interest.

The Park is set on a substantial hillside. It provides level pitches (mostly terraced) for tents and touring vans, some with hard standing, electric hook-ups, plenty of water points, sinks for washing up and food preparation, excellent showers, toilet facilities and laundry with washing machine and tumble dryer. All pitches have adjacent parking space.

There is a wide choice of modern caravans for hire. They are comfortable, well equipped and some are centrally heated. They are all placed in an attractive setting. En suite motel rooms, apartments and luxury pine lodges complete the range of accommodation. Only the apartments A14 and A22 are accessible without steps.

Facilities include indoor and outdoor swimming pools, bar, club and lounge, Seagull Take-Away, Mini Market, Euro Bowl, Children’s Playground, Entertainment and Kid’s Club - all on ground level. The changing rooms to the indoor pool and the Jacuzzi are accessed by two steps. The Heritage Restaurant is accessed by one step.

The Park entrance is very well signposted with a wide entrance and large drop off and parking area near reception though this area is on a slope. There are no parking bays allocated specifically for disabled people but there is room to set down near reception.

Reception is on ground level with double doors and a ramp for wheelchairs. The bar, lounge and indoor swimming pool are entered via more double doors and are on the same level. There are no automatic doors on site.

The toilets in the main complex are accessed via stairs (11 steps). There is a separate toilet block at ground level about 50 yards away, outside and across the road from the main building.

All roads within the park have quite substantial speed bumps, which are a safety feature for this Family Park. Advice and directions for tourers will be provided at Reception and Park Wardens are available to give further advice and assistance if requested.

Although pitches are level, the site itself is on a slope and is difficult for people with mobility problems to negotiate on foot.

Tourers. The site is on a substantial slope but pitches are level and mostly with electric and some with water hook ups. We can usually assist with siting and setting up. The same applies to tents.

Caravans. Caravans are accessed via steps. None of them are equipped specifically for people with disabilities.

Pine lodges. The luxury pine lodges are accessed via 3 steps. They are then on a single level with normal sized doors and ordinary toilets and showers.

Apartments. The apartments are situated in two places; some are poolside and accessed by one step, others are in a separate apartment block some way from the main building. Two of these (A14 and A22) are accessed at ground level without steps but with a ramp. All but A14 have ordinary doors, toilets and showers.

A14 has a wider front door and wider bathroom door. There is a 6 inch step leading to the shower, which has grab rails and seat. There is a raised toilet seat kept in this apartment. The toilet also has grab rails. The double bed is in the main room and is 24” high, 54” wide and 76” long with 8 castors on the bottom. There is a separate bedroom with twin beds - the space between these beds is very limited. The twin bed sizes in A14 are 1. Height 22”, width 32” and length 75”. 2. Height 19”, width 31” and width 66”.

At each annual review we will consider what further improvements can be made for mobility impaired customers.

Assistance dogs are welcome in specially allocated units

Customers with Learning Disabilities

Customers with learning disabilities are welcome. If the disabilities are severe, someone who can provide an appropriate level of assistance must accompany the customer.

We will not make generalisations or assumptions about what people with learning difficulties can do or understand.

We will use straightforward language, allow time for a response and be understanding and positive.

At each annual review we will consider what more can be done for customers with learning difficulties.

Park Design

We will take account of: The Building Regulations Approved Document 1984, Disability Discrimination Act - codes of Practice, British Standard BS 8300, The National Accessibility Scheme and advice from RNIB.

Public transport.  Buses run from the park entrance to and from Weymouth/ Axminster and Bournemouth/ Exeter.

Delivery of provisions. There is a small mini market on site.

Toilets. Both toilet blocks have disabled toilets and shower. Shower stools and raised toilet seats are available from reception for a nominal deposit.

Assistance dogs. Assistance dogs are welcome in specially allocated units.

Mobile Phone network. Most networks provide good reception in the area.

Wheelchair hire. Wheelchair hire is available from Scootermart Mobility Centres. Call 01308 459000. Delivery to the park is free.

Staff training. While staff are not specifically trained to deal with people with disabilities they will be as courteous and helpful as possible - as they would be with any other customer.

Accommodation Hire Period - During high season, hired units are normally let from Saturday to Saturday. We advise booking early to avoid disappointment, especially during Bank Holidays.

Accommodation Short Breaks - Outside of high season we offer short breaks either Monday to Friday or Friday to Monday based on 2/3rds of weekly hire charge.

Motel Breaks - Motel rooms are available to hire on a nightly basis unless otherwise stated.

Smoking Policy - We have smoking and non-smoking units. Please inform us which you prefer at the time of booking. The Studio Apartments and Elite Pine Lodges are all non-smoking. As from 03/01/07 all Motel rooms and public buildings at Newlands will also be non-smoking.

Booking Conditions

Special Requests - Please ensure any special requests are mentioned at the time of booking and are noted on your booking receipt, e.g. non-smoking, pet friendly etc.

Dogs - A number of caravans are dog friendly. If you intend to bring your dog we need to know this at the time of booking as only a few of these units take dogs and a small charge applies. All dogs must be kept on leads at all times, and whilst on park, exercised in the dog walk provided. They must not be allowed on beds, bed linen or furniture or left unattended in any unit at any time. Max 2 dogs.

How to book and pay - Telephone 01297 560259 - lines are open 7 days a week or online. Our friendly team are ready to take your calls and assist you with any further information or advice. The quickest and easiest way to pay is by debit/credit cards over the 'phone. Minimum deposit of £50 per week is required, or total balance if the charge is less or the holiday start date is within 28 days of arrival. Deposits are non-refundable (see Cancellation Plan). We accept cheques and postal orders but they will not secure your booking unless we receive your payment within 5 days of your telephone reservation. Your name, booking reservation reference and daytime contact number must be on the reverse of your cheque.

Voucher payment - Please let our booking office know at the time of booking if you intend to pay by voucher/s. Newlands Holiday Park vouchers can be pre-purchased as either a gift or towards your next holiday with us. They can be redeemed against any holiday at Newlands.

Cancellation Plan - No refunds can be given except under the terms of the Cancellation Plan. We therefore cannot emphasise too strongly the wisdom of taking advantage of this plan. £10 per unit per week with deposit. We guarantee that this payment protects you up to and including the day before your holiday commences against loss of monies already paid (excluding premium) due to redundancy, jury service, accident, injury, illness or death of any member of your party or close relative (supporting evidence, Doctors certificate, redundancy notice is required).

Cancellations & Alterations - Once we have confirmed your booking, alteration fees will apply should you require us to amend or re-invoice your booking for any reason. If you need to cancel your booking please telephone us immediately. Refunds are only available with our Cancellation Plan.

Club Discount - Ask about special rates for clubs and rallies. Senior Citizens - 5% discount if unit is occupied by 2 persons only. (excludes high season and 2 man tent.)

General Conditions - We reserve the right to alter prices without further notice due to circumstances beyond our control. Radios and musical instruments must not be used to the annoyance of other park users. Newlands is a family park. Noise or unruly conduct will not be tolerated and offenders will be required to leave the park. Ten miles per hour speed limit is enforced throughout the park and guests are expected to comply with this rule to ensure a safe environment for everyone.

Authority for conduct of the park is vested in the Park Manager. He is responsible for the smooth running of the park and the welfare of its occupants. In this connection he is empowered to refuse entry to, or the use of the park by any person and should he consider it necessary request the removal of any persons, caravan or tent. The refund of the appropriate portion of any site rental shall be sufficient discharge of all obligations to any person who is required to vacate the park. At Newlands we offer a zero tolerance to any abusive behaviour. Reservations not claimed by 6pm on day of arrival (later by arrangement) will be re-let. All rooms/units will be available from 3pm on day of arrival and must be vacated by 10am on day of departure. Accommodation must be left clean and tidy for the incoming tenants and all breakages reported to reception.

Exclusions
1. Newlands Holiday Park shall not be liable for any loss of, or damage to any property including motor vehicles or motor cycles or the like, however caused whether resulting from or caused by negligence, wilful act, omission or otherwise of Newlands Holiday Park or individual Companies operating on the Holiday Park, their servants , agents or concessionaires, or of guests, residents, occupiers or invitees.
2. Neither Newlands Holiday Park nor any individual Company operating on the Holiday Park nor any subsidiary or associated company thereof shall be liable for any death, injury, loss or damage, directly or indirectly sustained by or occasioned to any person (including persons under the age of 18 years) save insofar as such death or injury results from the negligence of the said Newlands Holiday Park or the individual Company operating on the Holiday Park or any associated or subsidiary Company thereof as defined in the Unfair Contract Terms Act 1997.
